Full-Service Representation. A Smarter Listing Fee.

Selling your home shouldn’t require choosing between professional representation and protecting your equity.

Tennessee Lakefront Realty provides full-service brokerage representation with a simple flat-fee structure designed to give sellers professional marketing, experienced guidance and strong representation — without a listing fee that continues to rise simply because your home sells for more.

Our Listing Fee

Homes selling less than $1,000,000 = $7,500 Flat Listing Fee

Homes selling for $1,000,000 or more = $10,000 Flat Listing Fee

There are no upfront fees. Our brokerage fee is collected at closing.

What Does the Listing Fee Include?

Full Service Means Full Service

A lower listing fee does not mean reduced representation.

Our service includes:

  • Pricing strategy and market analysis
  • Recommendations to prepare your home for market
  • Professional listing photography
  • Drone photography when appropriate
  • MLS listing and syndication to major real estate websites
  • Property descriptions and online marketing
  • Social media promotion
  • Showing coordination
  • Buyer and agent communication
  • Offer review and contract negotiation
  • Inspection and repair negotiations
  • Appraisal coordination
  • Final walkthrough coordination
  • Transaction management from listing through closing

Our goal is straightforward: professionally present your property, help you make informed decisions and protect your interests throughout the transaction.

Why a Flat Listing Fee?

Traditional percentage-based listing fees increase as the selling price of the property increases.

Our approach is different.

We believe the fee for professional brokerage representation does not necessarily need to keep increasing simply because your property is worth more.

For sellers of higher-priced homes, that difference can leave thousands — or even tens of thousands — of additional dollars in your equity.

Full Service. Flat Fee. More Equity Stays With You.

What About the Buyer’s Agent?

This is one of the most common questions sellers ask.

You are not automatically required to offer compensation to a buyer’s broker.

Broker compensation is negotiable and is not set by law.

Buyers who choose to work with a real estate agent typically have a written agreement with their agent addressing how that agent will be compensated.

A buyer may request that the seller pay some or all of the buyer broker’s compensation as part of an offer. A buyer may also request other seller concessions, such as assistance with closing costs.

Those requests are simply terms of the offer.

You, as the seller, can evaluate them along with:

  • Purchase price
  • Financing
  • Closing date
  • Inspection terms
  • Contingencies
  • Seller concessions
  • Other negotiated terms

You decide whether an offer makes financial sense for you.

Could my only brokerage fee be $7,500 or $10,000?

Potentially, yes.

If no additional buyer-broker compensation is offered or negotiated as part of the transaction, your Tennessee Lakefront Realty listing fee could be your only brokerage compensation expense.

Every transaction is different, and we will help you evaluate the overall net proceeds of each offer, not simply the headline purchase price.

Where Will My Home Be Marketed?

Your property will be entered into the Multiple Listing Service and distributed to major consumer real estate websites and search portals including but not limited to:

Depending on the property, our marketing may also include:

  • Professional photography
  • Aerial/drone photography
  • Social media advertising
  • Digital marketing
  • Property-specific marketing materials
  • Direct promotion to real estate agents and prospective buyers
  • Lifestyle marketing for lakefront and lake-community properties

For lakefront and lake-community homes, we also focus on the features buyers are specifically searching for — including water views, lake access, docks, outdoor living areas, golf, marinas, community amenities and the East Tennessee lake lifestyle.

Is Tennessee Lakefront Realty a Discount Brokerage?

Our fee is lower than many percentage-based listing arrangements, but our approach is not based on reducing service.

We provide professional, full-service brokerage representation.

The difference is how we charge for it.

Rather than tying our listing fee indefinitely to the value of your property, we use a simple flat-fee structure.

Luxury-level marketing doesn’t require a luxury-sized listing fee.

When Do I Pay the Listing Fee?

There are no upfront listing fees.

The Tennessee Lakefront Realty brokerage fee is collected at closing when your property sells.
