East Tennessee Housing Market Update: September 2026

Home Sales Cool as Inventory Improves and Prices Stabilize

East Tennessee’s housing market is settling into a more typical seasonal pattern as summer comes to a close. While home sales slowed in August, inventory continues to improve, and prices are showing signs of stability after several years of significant growth.

According to the latest East Tennessee REALTORS® Market Pulse report, home sales declined 7.3% compared to last year, while the median sale price settled at $371,375, down 1.3% year-over-year.

Despite the slowdown, the overall market remains healthy. Year-to-date home sales are still up 6.7% compared to 2025, and pending sales activity suggests buyers remain interested.

More Homes, More Choices

Housing inventory increased 4.5% compared to last year, with approximately 8,000 homes available across East Tennessee — a level not seen in nearly a decade.

Homes are still selling at a reasonable pace, with half going under contract within 27 days. Additionally, 43.4% of homes sold at or above their asking price, demonstrating that properly priced properties continue to attract buyers.

Affordability Remains a Challenge

Although inventory is improving, affordable housing remains in short supply. Homes priced between $300,000 and $400,000 account for nearly 30% of sales, yet represent only about 14% of available listings.

Rising housing costs are also pushing more residents into surrounding counties, including Loudon, Blount, and Anderson, as buyers search for greater affordability outside Knoxville.

Meanwhile, new construction remains expensive, with the median price of newly built homes exceeding $400,000 throughout 2026.

What Does This Mean for Buyers and Sellers?

The East Tennessee housing market is gradually becoming more balanced, creating opportunities on both sides of a transaction.

For sellers, accurate pricing, strong marketing, and proper presentation remain essential to attracting qualified buyers.

For buyers, increased inventory means more choices and potentially greater negotiating opportunities, although desirable homes in popular price ranges still face competition.

As we head into the final months of 2026, mortgage rates and housing inventory will remain important factors influencing market activity.
